What is land transfer tax?

Land transfer tax is a one-time tax you pay to your province (and sometimes your city) when ownership of a property is transferred to you. It's due in cash on closing day and cannot be rolled into your mortgage, so it needs to be budgeted separately from your down payment.

Which provinces have no land transfer tax?

Alberta, Saskatchewan, the Northwest Territories, Nunavut, and Yukon do not charge a percentage-based land transfer tax. Instead they charge much smaller land titles registration fees, usually a few hundred dollars.

Do first-time home buyers pay land transfer tax?

Often less, and sometimes nothing. Ontario refunds up to $4,000, Toronto refunds a further $4,475, and British Columbia fully exempts qualifying first-time buyers on lower-priced homes. PEI also offers a first-time buyer exemption.

Does Toronto charge extra land transfer tax?

Yes. Toronto is the only Canadian city with its own municipal land transfer tax on top of the provincial one, which effectively doubles the bill. On a $1,000,000 home that means roughly $16,475 provincially plus another $16,475 to the city.
